Are you an HGTV junkie? I know I am, I could watch it all day [and it is on in my house 90% of the time]. Property Brothers, Fixer Upper, House Hunters Renovation … I have a thing for renovation shows. I can skip on all the drama, I just want to see the renovation plan and finished design!
While the BF hasn’t always been on board with my big renovation plans, I always wanted our house to be a fixer-upper. Not just because I love design [and can spend hours building a 3D model of a home that we don’t even have an accepted offer on yet], but our budget makes it fairly necessary. We are buying in highly competitive market, in a highly competitive price range, and a desirable investment niche. Over the course of our home search, we have seen what our money can get us and it ain’t pretty [yet].
We’re taking baby steps with our first renovation plan.
Even though I’m all for a full gut. The home we are under contract on is functional as is, it has all the necessities: functioning plumbing, heat, electric. However, the floor plan isn’t the best, the kitchen has barely any storage, the bathroom floor is damaged, and there are a few too many walls for my taste. Overall, the house is dated. We looked at the big picture when deciding to put an offer in on this house: the lot is huge compared to others in the area [plenty of room for the soon to be furbabies], there is a tenant in the upstairs apartment [income from the start], the tenant is moving out of the main floor apartment [we can buy as owner-occupants rather than as investors], and the majority of the work that we want to get done, we can do ourselves. We can see the potential.
I’m excited to start this project and we’ve started to put our renovation plan together. It is the start of our journey into real estate investing as well as our lives together. We will build our home together each time and eventually I will get my full gut renovation.
